The real estate market across the country continues to soften, and the same holds true for those of us lucky to call Hawaii home. The real estate sales statistics in this report may not be great news for homeowners considering selling!   On the flip side, softening prices combined with low-interest rates make NOW an excellent time to consider purchasing real estate.

Below is a quick re-cap of the Kailua/Waimanalo real estate sales statistics for October 2018 for single-family homes…

-New listings in October were UP 13% over last year
-Closed sales were DOWN 37% over last year
-Median sales price DOWN 21% over last year
-Median Days on Market (DOM) is UP 7% over last year
-Inventory of homes for sale is UP 20% over last year

The Honolulu Board of Realtors (HBR) releases real estate sales statistics two times each month.  The “Monthly Statistical Report” is an overview of the Oahu real estate sales statistics and is released during the first week of the month.  Around the 15th of each month, the “Local Market Update” provides a market update on a more local level.
